How Much Does House Rewiring Cost in Ghana? An Honest 2026 Guide
The Short Answer, and the Honest Answer
As an indicative figure, rewiring a 3-bedroom house in Ghana costs from around GH₵1,200–2,000 in labour, plus roughly GH₵1,000 and up for materials — cable, sockets, switches, a new consumer unit. That is a real range, not a fixed quote. Anyone who gives you a firm rewiring price over the phone, before seeing the house, is guessing.
The reason it is a range, and not a single number, is the whole point of this guide. Electricals Ghana has been rewiring homes across Accra, Tema, Kumasi and Lomé since 1987, and here is how the figure is actually built.
What “Rewiring” Actually Means
Rewiring is not swapping a few sockets. A full rewire replaces the cabling, the sockets and switches, and usually the consumer unit (the breaker board) — bringing the whole installation up to a safe, current standard. A partial rewire replaces only the circuits that are failing or unsafe, which costs less but is only the right call when the rest of the wiring is genuinely sound.
What Drives the Price
Two houses with the same number of rooms can land at very different points in the range. These are the things that move it:
The size and number of circuits
More rooms, more sockets, more lighting points, and more dedicated circuits (AC, water heater, kitchen) all add cable, labour and accessories.
The state of the existing wiring
Old, brittle, or non-compliant wiring takes longer to strip out safely. Houses wired decades ago, or extended piecemeal over the years, are more work than a clean single-era installation.
Surface vs concealed (chasing walls)
Running new cable concealed in the walls means chasing channels and making good afterwards — far more labour than surface trunking. This is often the single biggest swing in a rewire quote.
The consumer unit and protection
A modern board with proper circuit protection and earth-leakage protection costs more than reusing an old one — but it is the part that keeps the rewire safe, so it is rarely worth skipping.
Materials quality
Genuine, correctly-rated cable and accessories cost more than the bottom of the market — and in a country with ECG voltage swings, under-rated cable is exactly what you do not want behind your walls.
Access and the property
Furnished and occupied, scaffold-height ceilings, awkward access — all add time. An empty house being prepared for sale or rent is quicker than a lived-in family home.
Indicative Cost Reference (Accra, 2026)
These are indicative labour figures to frame a conversation, not a quote:
| Job | Indicative ₵ (labour) |
|---|---|
| Socket / outlet repair | GH₵80–150 |
| Breaker / fuse-box repair | GH₵150–300 |
| Surge protector installation | GH₵150–400 |
| Generator changeover install | GH₵300–600 |
| Pre-purchase house inspection | GH₵300–500 |
| Full 3-bed rewire (labour) | GH₵1,200–2,000 (+ ~GH₵1,000+ materials) |
The statutory Energy Commission Electrical Compliance Certificate is a separate, verified fee of GH₵300 where certification is required.
Don’t Forget the Compliance Side
Under Ghana’s Electrical Wiring Regulations (L.I. 2008), indoor wiring must be done by a Certified Electrical Wiring Professional (CEWP) — an Energy-Commission-licensed electrician — and a compliant rewire can be certified. This matters most for landlords, for diaspora owners, and for anyone selling or insuring the property. A cheap rewire that cannot be certified is not a saving.
The Diaspora Angle: Rewiring From Abroad
If you own a property in Ghana but live abroad, a rewire is one of the harder jobs to manage remotely — which is exactly why we document it. We survey, send you photos and a firm quote, carry out the work, and report back with proof and the compliance paperwork. A pre-purchase electrical inspection (indicatively GH₵300–500) before you buy is one of the most worthwhile checks a remote buyer can commission.
How to Get a Firm Quote
A real rewiring quote comes from a survey, not a phone call. We walk the house, count the circuits, check the existing wiring and board, confirm concealed or surface, and give you a firm figure — itemised, before any work starts.
